Mega Yacht Expansion Feasibility Studies & Technical Due Diligence

The project concerns a set of engineering services provided to EY Advisory S.p.A. across four marinas in Greece, Croatia and Italy, divided into two macro categories.

The first line of activity covers the feasibility of expanding the mega yacht areas, while the second focuses on the technical assessment of existing assets, in support of the client’s investment evaluation process.

LINE 1 – Mega Yacht Expansion Feasibility Studies (3 marinas: Gouvia, Greece – Mandalina, Croatia – Dalmacija, Croatia)

• Technical analysis: assessment of the existing infrastructure and of the expansion scenarios for the mega yacht berths.
• Economic and financial analysis: cost estimates, ROI assessment and business case development for each assigned marina.
• Regulatory analysis: verification of the applicable authorisation and compliance framework in each country.
• Market analysis: demand assessment for the mega yacht segment and positioning of each marina.

LINE 2 – Technical Due Diligence (4 marinas: Gouvia, Greece – Mandalina, Croatia – Dalmacija, Croatia – Livorno, Italy)

• On-site assessment of the seaside, landside and boatyard infrastructure.
• Verification of ESG compliance.
• Assessment of the digital infrastructure of each facility.
• Identification of red flags affecting the value and operability of the assets.
• Definition of the CAPEX plan required to align the assets with the expected standards.

The integrated approach between the two lines allows the feasibility scenarios to be based on the actual condition of the assets surveyed on site, providing the client with a consistent technical and economic overview across the whole portfolio of marinas.
